Buyers are looking for the best priced property, in the best condition in relation to other listings currently on the market. Of all the things an owner controls in selling a property, here are the two that are most important:

  • Intelligent pricing. A realistic asking price means more potential buyers. This does not mean that we compromise or sell for less than the value of the property.
  • Presentation of the property. Make sure the first impression is the best possible impression. Always keep your home is clean, tidy, clutter & odour-free for showings. You can create ambiance by making sure pets are out of the house, turning on the lights and background music.

  • Competitive market analysis (CMA) comparing your property to those currently listed, recently sold and properties that didn’t sell.
  • Email notifications of comparable listings & sales. This is a significant asset as the market is constantly changing and to stay ahead of the curve we need to know where the comparable properties are priced, what is selling and what isn’t.
  • A follow up after each showing to provide you with feedback from agent & buyers.
  • Bi-weekly updates by phone or email to inform you what is happening in the market, the progress of activity/interest in your property, pricing strategies, etc.
